In April of 2023. Pike Construction completed the Restoration of Hinchliffe Stadium, a 8,000 seat stadium listed on the National Register of Historic Places and located within the Great Falls National Park in Paterson, New Jersey. The art deco style open concrete stadium had been neglected and unused for nearly 30 years requiring careful reconstruction and rethinking of structural and decorative elements including the track and field, seating bowl,  façade, locker rooms, restrooms, concessions and press facilities.  

During the course of the renovation the project design underwent significant modifications to accommodate the New Jersey Jackals, a minor league baseball team that made the stadium its home field. Additionally as part of the stadium restoration an existing single story warehouse space was demolished and replaced with a new 2 story building connected via a bridge to the stadium that will house restaurants and a permanent exhibition space dedicated to interpreting the stadium’s history as the home to negro league baseball during the 1930’s and 1940’s.

The revival of this historic stadium has attracted the attention of the national press due to its importance in the history of sports and the legendary Negro League athletes, including Satchel Page and Jackie Robinson, who played on this field. Additionally, the stadium’s significance in the civil rights movement and the history of Paterson, NJ has also been noted.

Montvale, Bergen County, NJ: Pike Properties LLC, a subsidiary of Pike Construction Co LLC, has announced the completion of Thrive at Montvale Senior Living Community in Montvale, NJ.

Thrive at Montvale is an innovative state-of-the-art senior complex with luxury design features that encourage social interaction.

A large social courtyard is at the heart of the design philosophy, which includes an outdoor dining facility, a large fountain, fire pits, bocce courts, and an outdoor movie theatre, all designed to unite community members.

In the center of the social courtyard is the hub. The hub provides a shady, open-air structure where residents can play cards, read or congregate. A greenhouse is also part of the hub design where residents can garden all year.

“Looking more like a luxury resort than a senior housing complex, this facility is not typical of senior housing in the region,” according to David Weiner, Managing Member of Pike Properties.

With the assistance of Cushman & Wakefield the project funding was provided by Wells Fargo as the Senior Lender, and AEW as the capital partner..

The project was delivered on time and within budget, despite supply chain and personnel challenges due to the pandemic. Pike has a long and uninterrupted tradition of delivering projects on time and within budget, and this tradition remains uninterrupted, even during a pandemic.

This project was completed in April of 2022 and now accepting residents.

Pike acted as Developer and General Contractor for the project

Solutions Advisors Group partnered on the project, providing operator and marketing services.

The 24-acre, 195-unit community broke ground in 2015 and was completed in December 2017.

The Homestead at Hamilton provides rental housing and support services for seniors, from independent and assisted living to memory care. Currently, the facility has a 98% occupancy rate.

Inspired Healthcare Capital purchased the Homestead at Hamilton on June 15, 2022, for approximately $98 million. Cushman & Wakefield represented Pike in the sale of the property.

The Montclairion II Incorporates Pike’s Design Development Process of Interactive Planning Among Architect, Property Owner and Pike Construction Co., LLC

Paterson, NJ (July 31, 2017) – Pike Construction Co, LLC. has announced receipt of Certificate of Occupancy for the “Montclairion II”, a six-story, 40-unit luxury apartment building in Montclair New Jersey. The building features a brick and cast stone facade, custom steel decorative grills, a two-story atrium entrance with custom millwork appointments and beamed ceiling. The building has a waiting list and is now leasing units including penthouse apartments.

Jeffrey Abrams, managing member of Pike Construction recounts that this was a complicated construction project with a number of engineering and logistical challenges, including the need to create minimal interference during the construction process, at a downtown Montclair site located along Bloomfield Avenue (the main thoroughfare of the downtown area).

The new building was to be constructed tight to the street and over the surface parking lot serving the sister building. Logistical considerations were required to maintain uninterrupted access to the existing sister building and the Town’s desire to minimize traffic disruption. In addition, when constructing the building foundation and underground parking garage careful consideration had to be paid to maintaining the integrity of the adjoining roadway, Bloomfield Avenue.

The property owner called Pike Construction Co, LLC. in to be part of the development team before the design had been brought to the stage of formal construction, giving Pike opportunity to make cost saving suggestions which could be documented in the design process without serious impact to the property owner’s schedule and budget.
According to the property owner Richard Polton, “Our team approach allowed us to create a chic transit oriented urban project, and I want to congratulate everyone involved for our success. With Pike Construction as general contractor, and their use of the Design Development Process at the early design stages to provide problem solving and cost estimating, we were able to identify challenges before they could become problems that delay progress.”

Pike Construction is a NJ based family-owned construction and development company. This company has never missed a construction deadline or budget in 59 years of their existence.

How have they managed to achieve such an amazing track record? In each situation, one of the Pike principals with decades of experience is directly in charge of the project from inception to completion.

Here is a case study that illustrates the benefits of working on a negotiated basis and bringing a general contractor into the Design Development Process. Being actively engaged as a member of the development team is a role Pike is very comfortable with and one that has long been fundamental to the Pike approach to building.

There were a couple of challenges with this project in the beginning. The first entailed the site located in downtown Montclair, along Bloomfield Avenue. The new building would be tight to the street and over the surface parking lot serving the sister building. Logistical considerations were required to maintain uninterrupted access to the existing sister building and the Town’s desire to minimize disruption of traffic on the avenue. The construction of
“Montclarian II” had to create minimal interference during the entire construction process.

The second major challenge would be faced when building the foundation and underground two level parking garage for the new structure. Here careful consideration had to be paid to maintaining the integrity of the adjoining roadway, Bloomfield Avenue (the main street running through the heart of downtown Montclair).

These difficult challenges were handled using the Design Development Process. Detailed communication with the owner of the property to ensure all requirements of the project were meticulously articulated and documented was a critical first step. The next step was meeting with team members from every discipline involved with the project which included the architect, structural engineers, mechanical engineers, ownership and general contractor to discuss all aspects of cost, construction feasibility and methods. This process took place at the design phase of the project before work started.

After careful research, options were presented and discussed between all the members of the team. This yielded a plan that took into account all the interrelated factors, between all of the involved disciplines.

The agreed-upon plan resulting from this cooperation maintained access on the street level to the existing sister building, The “Montclarian”, throughout the project. The Bloomfield Avenue roadway structure was supported with helical anchor piles and steel sheeting. Both of these solutions resulted from the interactive cooperation of the “team”.

The “Montclairian II”, is now leasing 40 luxury units with a waiting list, which includes penthouse apartments, brick and cast stone facade, custom steel decorative grills, a two story atrium entrance way with custom millwork appointments and beamed ceiling. This project was completed on time, within budget and like every other Pike project, it provided certainty for the Owner and the lenders on execution.

Design Features Remove Institutional Atmosphere and Invites 
Neighborly Interaction Among Senior Residents

Paterson, NJ (February 13, 2017) – An aging 70’s era senior housing development had fallen into disrepair, decay and had numerous building code violations. The property was sold and the new owners turned to Pike Development Company to revitalize the project.
Pike Development created a team consisting of JRP Architects (design), Berks Ridge Construction (general contractor), Hidden Valley Nurseries (landscape architects and contractors) Solutions Advisors (managers).
Roofs, siding, windows and HVAC were all replaced and backup generators were installed in case of power outages.
In addition to correcting the code deficiencies, a Memory Care unit was added and the way common spaces were used was reimagined. Straight rows of housing units with a narrow walkway in-between buildings were replaced with a “Town Hall and Main Street” concept. The main building, which housed activities and the library was made one focal point and a new building was constructed at the other end of the square for dining created another focal point both sharing a Town Square for additional activities. Exterior spaces were redesigned and landscaped into seven different areas including shady lanes with water features and numerous places to sit and chat.
A new and elegant entry was designed with covered accessible drop-off with a formal garden and an elegant pavilion covering an outdoor seating area. Andrew Jubelt, Director of Development for Pike Development stated, “Making a facility become alive and vibrant requires looking at spaces with the concept of designing places people want to be, want to share and interact. This is no accident, it takes imagination and planning. We feel we successfully changed a property with an outdated institutional feel into one that feels like a series of friendly neighborhoods.”
The new owners agree that the neighborhood feel created by Pike Development Corp, has produced a desirable property for the residents. The project was started in the middle of 2014 and was completed in early 2016. The owners were able to successfully sell the re-positioned and re-purposed property in January of 2017.

Montclarion II

Montclarion II is a 40 unit luxury rental apartment complex built over 2 levels of covered parking. The development  fronts on Bloomfield Avenue and is across Pine  Street from NJ Transit’s Bay Street Station. Situated on the former parking lot of the Montclarion I apartments, construction of new building required tight coordination to accommodate the parking needs and safety of the existing tenants.  Occupancy is anticipated in March of 2017.
